New commercial and biotech construction is ahead for Sioux Center.
In addition to the sale of the former hospital site in Sioux Center, three other new developments were shared as part of this week’s City Council meeting.
The council approved the sale of City property to two separate developments in the northern Sioux Center Biotech Park area – one for a research company and one for a pet boarding facility.
Iowa Research is purchasing a 1.8-acre lot in the Biotech Park, 1st Addition, along 4th Avenue NE, adjacent to the Innovations Through Research facility there. The plan for this site is to construct offices, research laboratories, and storage for Innovations Through Research, according to Sioux Center Development Director Dennis Dokter.
Wooden Shoe Enterprises is purchasing a 1.7-acre lot in that addition along 4th Avenue NE as well with the purpose of building and operating a Dutch Dogs pet boarding facility at that location.
Along with these two property sales, the council also approved the plans and a low bid on the infrastructure work that will prepare a commercial area in northern Sioux Center for new commercial and retail development. The 10-acre site, formerly farmland, is located in roughly the 1100 block on northern Highway 75. The plan for this area is to be used as sales and services or retail sales. The infrastructure work, including the addition of 11th Street NW connecting to 1st Avenue NW, is anticipated to begin this fall and be complete in summer 2023.
“There are developers interested in this area, and we anticipate development will be taking place in 2023,” Dokter said.
