Utilities are being installed in a planned new residential area in northern Sioux Center.
The new 20-lot residential addition will be an extension of the Country View residential area for single-family homes. It will include a short segment of street running north/south with four lots and a cul-de-sac running east/west with 16 lots. The property has been rezoned from agriculture to single-family residential.
“This is part of a long-term focus of providing additional options for lots in Sioux Center to keep people coming to our community,” said Sioux Center Economic Development Director Dennis Dokter. “This new development will help keep a variety of lots available and complement other residential options.”
The developer of this 7.36-acres area, the County View North Addition, is Sioux Center Land Development. Rens Concrete, of Sioux Center, is the general contractor for the infrastructure work. Earthwork and sewer installation are underway. Water, streets, stormwater, electric and gas connections are yet to be installed.
Sioux Center Land Development plans for the first lots available in late fall after infrastructure work is completed. The development group anticipates building a few spec homes annually and making lots available on the market.
This addition is near the existing Country View area, in which Sioux Center Land Development has constructed about 95 new homes, emphasizing affordable housing, with the last available house selling this past year.
